Job Purpose
Elite Investment Innovations is a dynamic and rapidly expanding real estate investment firm specializing in the acquisition of distressed and forfeited, but opportunity-rich, residential properties. As our Disposition Agent, you are the key driver of profitability for our entire pipeline. You will be the master strategist who determines the optimal exit for every property we acquire, transforming assets into revenue. This is more than a sales role; it's a strategic position that requires a deep understanding of market dynamics, financial modeling, and expert-level negotiation. You will own the disposition process from initial valuation to closing, building and leveraging a world-class network of buyers and partners to achieve and exceed our financial targets.
Requirements:Bachelor's degree in Real Estate, Business, Finance, or a related field is preferred.
A Pennsylvania Real Estate License is required.
Minimum of 3-5 years of direct experience in real estate dispositions, wholesaling, or high-volume real estate sales.
Verifiable track record of successfully closing a high volume of real estate transactions across multiple exit strategies.
Strong analytical and problem-solving abilities.
Ability to work independently and as part of a team.
Detail-oriented with strong organizational and time management skills.
Knowledge of relevant legal and regulatory frameworks related to asset disposition.
Extensive, pre-existing network of real estate investors and professionals is highly desirable.
Proficiency with CRM software like Salesforce and Google Workspace (Gmail/Calendar/Drive/Docs/Sheets).
Duties & Responsibilities
Own the disposition strategy for every acquired property, serving as the subject-matter expert on asset liquidation and profit maximization.
Conduct rigorous market analysis, preparing multiple disposition scenarios for each asset. This includes detailed financial models with comparables (comps), repair estimates, and After-Repair Values (ARV).
Present clear, data-backed valuations and exit strategy recommendations (e.g., MLS listing, direct-to-investor, novation) to leadership.
Continuously analyze market trends, absorption rates, and buyer activity to proactively adjust strategies and identify new opportunities.
Actively build, manage, and nurture a robust network of cash buyers, investors, hedge funds, retail agents, and other real estate professionals on local, regional, and national levels.
Diligently utilize and optimize our Customer Relationship Management (CRM) platform to track leads, manage relationships, and provide transparent data across the organization.
Drive all sales activities, including on-market sales, off-market sales, and creative dispositions like wholesaling, "wholetailing," and novation agreements.
Partner with the marketing department to create compelling property listings, build a powerful buyer-facing brand, and generate a consistent flow of organic leads.
Manage the entire closing process from contract to close, coordinating with title companies, attorneys, internal teams, and all transaction parties to ensure a seamless experience.
Facilitate internal dispositions to our partner entities, including Elite Buys Homes (EBH) for fix-and-flip projects and Elite Property Management (EPM) for our rental portfolio.
Ensure all transactions adhere to legal requirements, industry regulations, and company policies, proactively identifying and mitigating potential risks.
Serve as the vital communication link between the Dispositions and Acquisitions teams, providing real-time feedback on buyer demand to inform purchasing decisions.
Proactively identify and spearhead entry into new geographic markets, working with Acquisitions to build a pipeline in promising new territories.
Collaborate with finance and operations teams to align disposition efforts with quarterly and annual business objectives, reporting on key performance indicators (KPIs) like sales volume, profit margin, and days on market (DOM).
